During our inspection, we discovered a crack in the boiler’s heat exchanger. This was allowing harmful carbon monoxide gas to escape into the garage, creating a serious safety risk. The boiler was immediately classified as unsafe and condemned.
After we explained our findings and discussed the available options, the customer asked us to replace the existing boiler.
We returned to remove the unsafe appliance and install a new Baxi 400 boiler. The new boiler provides a safer, more reliable and more energy efficient heating solution for the property.
The new boiler was fully tested and commissioned, leaving the property with a safe and dependable heating system.
The customer was pleased to know that the carbon monoxide risk had been resolved and that the heating system was ready for the property’s next owner.

Yes. A damaged or cracked heat exchanger can allow combustion gases to escape from the boiler rather than being safely carried outside. If a Gas Safe registered engineer identifies this type of damage, the boiler may need to be condemned immediately.
No. Carbon monoxide has no colour, taste or smell, which makes it particularly dangerous. A carbon monoxide alarm can provide an early warning, but it should never replace regular boiler servicing and professional safety checks.
Leave the property and move into fresh air immediately. Do not use the boiler or any other appliance that may be responsible. Seek medical advice and arrange for the appliance to be inspected by a Gas Safe registered engineer before returning it to use. Call 999 if anyone is struggling to breathe, becomes confused, feels very weak or loses consciousness.
An annual boiler service allows a Gas Safe registered engineer to inspect the appliance, check its combustion and identify damage or deterioration that could make it unsafe. Although unexpected faults can still occur, regular servicing provides an important opportunity to find potential problems before they become more serious.
